That's a wide service area, and it's not uniform. A door call in Shadow Creek Ranch is usually a different job than one in an older pocket near Sunnyside, just because of when those streets went in and what got hung on the header at the time. We don't treat every address the same, and we don't quote a job over the phone without knowing which of these areas it's in.
What Gets Built Around Here
Housing across this service area was built mostly between 1956 and 2014, with the median right around 1987. That's a long stretch, but the bulk of it, across the twenty-five or so named areas we work in, is 1980s and 90s construction. That matters for garage doors more than most owners expect, because a door and opener are usually original or close to it in a house that age, and builder-grade hardware from that era wasn't made to run for forty years.
A house near Lower Kirby or Shadow Creek Ranch from the late 80s or 90s boom likely still has its first torsion spring system, sized to whatever door the builder used, which was almost always the lightest, cheapest option available at the time. Newer construction closer to Sienna or Iowa Colony tends to have heavier insulated doors and better-rated openers from the start. Knowing which decade a street went up tells us a lot about what we'll find in the garage before we ever pull the truck up the driveway.
